Build on Your Lot

Virtuoso Builders can offer a custom building experience on your own lot. Virtuoso will evaluate your lot, at no cost to you, and guide you through the building process the same as building from our own high quality lots.

Tear Down and Reconstruct

So, you don’t want to build in a new area and not interested in remodeling an older home?  Virtuoso Builders has the solution. Our Demolish and Build Program affords you the opportunity to acquire any available lot in your choice of neighborhood.  After the acquisition of the property, we will completely remove the existing structure and the lot will be prepared for the construction of your new home created to your specifications.

HOW DO WE GET STARTED?
We start with a conversation about your needs and wants for your new home.  We will then enter into a simple pre-construction contract to provide professional services with the intention of signing a contract for construction once the drawings and specifications are finalized.  Our professional services consist of the following: plan development and coordination with the architect, surveys, engineering, and development of a detailed Scope of Project.  Our pre-construction agreement calls for one payment prior to services rendered.

HOW IS VIRTUOSO COST COMPETITIVE?
The old adage "you get what you pay for" has never been truer than when it applies to your most expensive investment.  Virtuoso Builders is particularly focused on cost and value.  We have long standing supplier relationships and an in-depth working knowledge of cost, which allows us to provide very targeted cost estimating when coordinating the Scope of Project.

WHAT IS THE TIMELINE?
Generally, we suggest allowing 2 - 4 months for design and engineering.  It's always good to take more time for this level of design and investment to make sure it's just right for your needs.  Construction time will depend on the overall scope of the project, but our homes typically fall in the range of 9 - 15 months for completion.  We can accommodate a quicker timeframe by expediting design, which requires meeting with you more frequently, and/or beginning the site work and foundation while the interior details are still being finalized.

HOW MUCH WILL IT COST?
Our homes generally range from $150 - $275 per square foot.  A homesite requiring additional foundation or site work would add to this cost.  Our construction fees fall in the median range in comparison with premium luxury builders  However, Virtuoso Builders is singular when it comes to the exceptional level of craftsmanship, expertise, and personal service which we encompass.

HOW ARE PAYMENTS MADE?
Our pre-construction agreement, as mentioned above, requires one non-refundable payment upon acceptance.  The fee associated with the pre-construction agreement can be applied towards the construction loan with the signing of a construction contract.  The construction contract calls for an initial deposit of approximately 5% of the construction cost which is payable upon acceptance of the construction contract.  

HOW DOES THE CONSTRUCTION LOAN WORK?
If you choose to finance construction costs, we can recommend quality lenders, such as Brooks & Barton Mortgage Partners, to facilitate a construction permanent transaction and take you step-by-step through the process. HOW DOES VIRTUOSO GET PAID DURING CONSTRUCTION?
Virtuoso Builders receives payment as construction progresses.  At certain intervals of construction, about every 2 - 4 weeks, we will submit a draw request to you and the lender.  The lender will perform a site inspection and release funds accordingly.  If there is no lender, then draw requests are submitted directly to you for payment.
